How to appeal your property assessment in British Columbia
In British Columbia, BC Assessment values every property each year as of July 1 of the previous year and mails notices in early January. To challenge yours, file a Notice of Complaint with BC Assessment by January 31 (February 2 in 2026); a review panel hears it by mid-March. If you're still unhappy, appeal to the Property Assessment Appeal Board by April 30 ($30 residential fee).

The steps
- Notice of Complaint (heard by a Property Assessment Review Panel) (Filed with BC Assessment, not the panel). Deadline: January 31 (extended to February 2, 2026 because January 31 fell on a weekend). Fee: No fee stated. Panels sit between early February and mid-March. Complaints sent straight to the panel are invalid.
- Appeal to the Property Assessment Appeal Board (PAAB) (PAAB). Deadline: April 30. Fee: $30 for residential (unchanged when commercial fees rose in 2023).
Tips
- Call BC Assessment first: many issues are settled informally before the January 31 complaint deadline.
- Use sales near July 1 of last year as evidence, not this spring's prices.
- Lenders don't use your assessment for a refinance; for borrowing, see the equity calculator.
Evidence wins appeals: sales of similar homes near the valuation date, similar homes' assessments, and corrections to the facts on your notice.

- Deadlines and fees from BC Assessment and the appeal bodies, checked November 1, 2026. The date on your own notice always wins.
