City details

Calgary

  • Notices mailed in January; 67-day customer review period.
  • ARB complaint fee $50 for residential with 3 or fewer dwellings, refunded if successful.

Tips

  • Compare your assessment with recent sales near July 1 of last year and with similar homes' assessments; Calgary and Edmonton publish neighbourhood assessment data.
  • Lenders don't use your assessment for a refinance; for borrowing, see the equity calculator.

Evidence wins appeals: sales of similar homes near the valuation date, similar homes' assessments, and corrections to the facts on your notice.

What we couldn't confirm

  • Edmonton's 2026 deadline and fee (city site unavailable when checked).
  • The December 31 condition date (not confirmed on a provincial page).

Assumptions & sources

Assumptions

  • Saving = (assessed − your value) × tax rate. Phase-ins (Ontario) and tax-rate changes alter the real figure.
  • Deadlines and fees from Your municipality's assessor (the province assesses only designated industrial property) and the appeal bodies, checked November 1, 2026. The date on your own notice always wins.
