What rates do to a refinance

Higher rates raise the qualifying rate and shrink what your income supports; lower rates raise IRD penalties if you're locked in above market. Run both in the equity calculator.

Frequently asked questions

Is now a good time to refinance?

It depends less on the rate than on your penalty, your term left and what the money is for. A refinance at renewal avoids the penalty; a HELOC avoids breaking the mortgage mid-term.
